Serhii Lotsman
Serhii Lotsman is a Ukrainian entrepreneur, founder and Chief Executive Officer of SCANDI, a company specializing in modular housing and digital solutions for the real estate development industry.
He is also the author of the concept Digital Architecture Builds Living (DABL) — a SaaS platform that connects architects, brokers, and developers in a unified digital ecosystem.
Early Life and Education
Serhii Lotsman was born in Ukraine.
He graduated from the University of Economics and Law “KROK” in Kyiv in 2007 with a degree in International Economic Relations.
In 2023, he completed executive education programs at the Kyiv-Mohyla Business School (KMBS) and obtained a Mini MBA from Erasmus University Rotterdam in the Netherlands.
Career
Lotsman began his career in architecture and construction.
In 2008, he founded his first project, Masss Haus, one of the early modular housing initiatives in Ukraine.
In 2015, he launched a social modular housing project titled “Dim Usim!” (Home for Everyone).
In 2017, he founded the SCANDI brand, which has since expanded into an international modular housing company operating in the European Union.
Professional Activity and Certification
In 2023, Lotsman became a registered member of the Handwerkskammer Deutschland (German Chamber of Crafts) [1].
In 2025, he received the Handwerkskammer professional certification in “Zimmerer” (Carpentry) — an official EU-recognized qualification that grants the legal right to manufacture modular houses across the European Union [2].
This certification is a personal professional license regulated under EU Directive 2005/36/EC [3]. It authorizes Lotsman to act as a certified craftsman and manufacturer within the European construction industry and provides full legal recognition of SCANDI homes as “Made in Germany” according to European manufacturing standards.
In addition to this professional license, SCANDI operates under international ISO certifications:
ISO 9001 – Quality Management Systems
ISO 14001 – Environmental Management
ISO 45001 – Occupational Health and Safety
The Handwerkskammer certification is considered one of the highest levels of vocational accreditation in the EU construction sector and carries greater legal authority than corporate ISO standards, as it grants direct manufacturing rights to the certified individual rather than only compliance recognition for the organization.
SCANDI
Founded in 2017, SCANDI designs, manufactures, and installs modular houses that combine Nordic aesthetics, German engineering, and Ukrainian entrepreneurial innovation.
In 2023, the company expanded its operations to the European market by opening a production facility in Uelsen, Lower Saxony, Germany, and showhouses in:
Eitorf, North Rhine-Westphalia (Germany)
Wilsum, near the Dutch border
Hannover, Lower Saxony (Germany)
As of 2025, total investment in SCANDI’s ecosystem exceeded €2.5 million, including:
€1 million in the German production facility
€1.5 million in the development of the DABL SaaS platform and intellectual property portfolio
SCANDI’s combined annual manufacturing capacity is 150 modular houses per year (100 in Ukraine and 50 in Germany).
DABL (Digital Architecture Builds Living)
Between 2022 and 2024, Lotsman developed DABL, a digital SaaS system that allows users to design modular houses, calculate pricing, and place orders online.
DABL is integrated into SCANDI’s licensing model in the Netherlands, Germany, and Denmark and represents a scalable digital architecture and production ecosystem.
